Estudo da dinâmica imobiliária na cidade de Jundiaí – SP nos anos de 2011 a 2021

Abstract

O estudo propõe uma análise do desenvolvimento da cidade de Jundiai-SP a partir da dinâmica do mercado imobiliário local, utilizando como parâmetro as transmissões imobiliárias que são hipótese de incidência do ITBI, com isso obtém-se o entendimento do comportamento que a cidade apresentou nos anos de 2011 a 2021. Para isso, foram utilizadas ferramentas como QGIS, um software multiplataforma de sistema de informação geográfica, para produção de mapas e o Power BI para análise e produção dos gráficos. Além disso, foi demonstrada a importância do crédito imobiliário como fomento ao mercado e como os valores da PGV vem se distanciando do valor venal dos imóveis ao longo dos anos. Sugere-se, por fim, que o atual trabalho seja comparado com o censo realizado em 2022 pelo IBGE, assim pode-se estabelecer como o estudo representou a realidade do município em comparação com que será publicado pelo IBGE e podendo ser utilizado como instrumento auxiliar no direcionamento das políticas públicas do municípioThe study proposes an analysis of the development of the city of Jundiai-SP from the dynamics of the local real estate market, using as a parameter the real estate transfers that are a hypothesis of incidence of ITBI, with this it is obtained the understanding of the behavior that the city presented in the years from 2011 to 2021.
